Montair homeowners share a common wastewater system that disposes of liquid effluent from the homeowner’s septic tank into a pond about 3/4 mile from the subdivision. No leach field is required. Builders are required to install the septic tank, pump, and controls then connect the system to the provided tee located on the road edge of the lot.
Once installed the system will be maintained by the HOA. This includes annual inspection, repairs, and pumping of the solids as needed.
