Delinquent Dues Policy and Procedure

HOA dues pay for maintenance of the roads, signage (entrance area), and the wastewater system.  Owners not connected to the wastewater system pay a reduced rate.  HOA dues are due and payable on the first day of the calendar quarter (for the preceding quarter) and will be considered delinquent on the 15th of the month.  Dues must be current for the HOA pay for owner’s septic system maintenance. 

Notice and Interest on Unpaid Balance

One month after the due date a letter and statement will be sent to the property owner reminding the owner of an unpaid balance.

Dues unpaid paid for a quarter will trigger interest charges.  10% interest will be charged on all unpaid balances monthly.

Liens

Dues more than 12 months in arrears may cause a lien to be placed on the property.   The property owner will be notified 30 days prior to the filing of the lien.  

Any outstanding liens must be paid prior to transfer of title.   Any filing fees will be added to the outstanding debt of the property owner.
